Some sellers try to sell their home on their own, and this is referred to as “For Sale By Owner”,
or FSBO for short. 

Some sellers have success with selling their homes without the aid of a Realtor.  However, in a slower market like today's, the numbers prove otherwise.  In addition,  most buyers do not like dealing directly with a seller, so there are some challenges right from the start.





Suggestion:  When interviewing Realtors,  ask if they have a part time job.

Too many Realtor's today are working at other jobs
and are not FULL TIME Realtors.

Hold open houses  (if vacant, otherwise an open house is a severe security risk to your family and should NEVER be done,  EVER!)

Prequalify all potential buyers

Make you completely aware of all the various methods of financing that your buyer may want to use

Assist you in arranging interim financing, if necessary

Represent you upon the presentation of all contracts and help in negotiating the best possible price and terms for you

Handle follow up and keep you informed after the contract has been signed on all mortgage and closing procedures

Deliver your cheque at the closing (via your Notary or Lawyers office)





From A Seller's Standpoint


Marketing is just one of the benefits of using a Realtor®. Using a Realtor® gives your property more exposure than you could ever get on your own. We utilize the internet through our own personal websites as well as MLS, one of the most frequently hit websites in the world. Most agents also use other forms of marketing such as the Realtor® Showcase, take advantage of the opportunity to hold open houses, and do in-house marketing with other agents.

The other great advantage when you are selling your home is having a professional to guide you in pricing your home. The general public knows what a home is listed for, but it is harder to know what a house actually sells for. You may be leaving money on the table by not using a professional. Sure you save in not having to pay commissions, but the hassle and the possibility of not getting the most you can for your home in the current market should balance out and make using a Real Estate Agent a no-brainer. 





From A Buyer's Standpoint


Most buyer's assume they can buy a FSBO for less money because they too believe that the seller will sell for less because there are no real estate fees involved.  The result?  If an offer comes in, it is likely to be a Low Ball offer from a buyer trying to steal the property, hoping the seller is desperate to 'give it away'.  In my 22 years in Real Estate, I have never heard of a multiple offer situation on a FSBO, or a FSBO getting top dollar in a sale.  A property listed with a real estate company and using the global power of the MLS has a far better chance of getting a higher and stronger offer from a serious and qualified buyer.

Realtors have the advantage of weekly meetings and can preview new listings during these meeting so that each agent in attendance of the meeting can preview your home. This is an advantage to get your home instant exposure and is a great way to have your home showcased to other agents in our company.  Branding is also a key component, and using a
Realtor®
gets you attention and helps weed out the non-serious buyers from the qualified serious ones.  Only a serious and qualified buyer can actually buy.  The rest are time wasters for you.





SAFETY and SECURITY



With all the scary stories we hear and read in the news, there is no way that one should ever run the risk of opening their home up for criminals to view by way of a simple phone call?  A FSBO has no idea if the 'buyer' who is viewing their home has recently been convicted of a felony or is under the watch of the RCMP. 

Think about it....would you want a sex offender or dangerous convicted felon lurking through your home pretending to be a buyer?
 

Would you want a professional thief in your home viewing the whereabouts of your plasma TV,  your costly sound system, all the while at the same time they are checking out your security system and location of doors and windows?   One should never take that risk.
