When Will it Sell?
Every house is unique. Some sell within days of listing on MLS,
some take months to sell,
and some listings expire.
There are only three reasons why a home does not sell.
- Price is too high.
- Price is too high.
- Price is too high.
The market does not care how much one 'needs' to get for their property.
The market simply "is".
Over the past 23 years in Real Estate, I have heard hundreds of sellers say: "well I'm not going to 'give' it away...". That statement is erroneous. It was a silly statement in 1988 and frankly, equally incorrect today. Market is market. A property will only get what a buyer is willing to pay for it today. Period. If you are not ready to sell for market value...save yourself tons of trouble and do not put your property on the market for sale.
With my Guaranteed Home Selling System, you will get top dollar that today's market will pay. Would you sell your property for what it was worth 30 years ago? Of course not. It is equally incorrect to want to sell property today for what it was worth 3 years ago at the peak of the market.
Look at the sales. Look at the data. Market is market. In this area, the Kelowna market, there is no upward pressure on pricing.
The market is what it is, and no amount of our 'hoping' will bring back the prices we saw at the top of the market a few years ago. Do not make the common sad mistake of hoping to get the price at the market peak 2-3 years ago. Today's market value is LOWER than that of 2-3 years ago.
Price it right at today's market level and IT WILL SELL.
One cannot simply be priced 'on' the market....one needs to be priced "IN" or even "UNDER" the market. This is a BIG difference. If you are unwilling to accept today's market price, do not list your home for sale. If you are currently listed far too high, take your home off the market. In about 5-7 years you might get what you want but if you do, everything else will be up in price as well. Selling and buying in the SAME MARKET means all is relative.
If your property isn't sold within 30 days, a price adjustment should be made!

Statistics are based on National average of homes sold.
Why are only 7% of homes sold in the 3rd month and 20% in the 4th month?
This is because the sellers have reduced their property to be where the Realtor said it should have been to start! Then they sell.
Price it right from the start and get it SOLD!
